Abstract

This paper examines the growing interest for apartments in gated residential complexes compared to individual buildings, focusing on the preferences and market attitudes of buyers in Veliko Tarnovo, Bulgaria. Based on a structured survey of 76 participants, the study identifies the key factors driving interest in this type of housing – namely, security, affordability, and investment potential. The findings reveal specific consumer expectations such as a preference for video surveillance over live guards, high demand for ground-floor units with private gardens, and unrealistic expectations for prices around or below €1000/m². Other highlighted priorities include the availability of parking and energy-efficient features. The study contributes to the literature on gated communities in smaller Bulgarian cities and offers practical insights for developers, investors, urban planners, and designers.
